NOTICE OF MORTGAGE FORECLOSURE SALE
This firm is a debt collector. This is an attempt to collect a debt and any information obtained will be used for that purpose. A default has occurred in the conditions of Mortgage dated August 24, 2009, by MELODY A. THOMPSON, Mortgagor, of 626 Hannah, Alma, MI 48801, to HABITAT FOR HUMANITY OF GRATIOT COUNTY, of P.O. Box 119, St. Louis, Michigan 48880, and recorded in the Gratiot County Register of Deeds on August 27, 2009, at Liber 873, Page 699, which Mortgage there is claimed to be due and unpaid at the date of this notice the sum of eighteen thousand four hundred three and 55/100 dollars ($18,403.55) through June 30, 2025, under the mortgage dated August 24, 2009; no suit or proceeding at law or in equity having been instituted to recover the debt or any part of the debt, secured by said Mortgage and the power of sale contained in said Mortgage having become operative by reason of such default.
Notice is hereby given under section 3212 of the revised judicature act of 1961, 1961 PA 236, MCL 600.3212, that the following mortgage will be foreclosed by a sale of the mortgaged premises, or some part of them, at a public auction sale to the highest bidder for cash or cashier’s check at the place of holding the Circuit Court for Gratiot County, at 214 E Center St, Ithaca, MI 48847, starting promptly at 10:00 a.m. on Thursday, August 7, 2025.
The amount due on the mortgage may be greater on the date of the sale. Placing the highest bid does not automatically convey free and clear ownership of the property. A potential purchaser is encouraged to contact the county register of deeds or a title insurance company, either of which may charge a fee for this information. If the property is sold, under section 3278, the borrower will be held responsible to the person who buys the property at the mortgage foreclosure sale or the mortgage holder for damaging the property during the redemption period. Pete M. Koehn (2/2/1941 – 1/25/2023), and Joyce B. Koehn, (3/25/1939 – 7/8/2025), both formerly of 4396 S. Luce Road, Ithaca, Michigan, 48847, were the Settlors of the Pete M. Koehn and Joyce B. Koehn Revocable Trust dated March 25, 2015 (Trust).
There is no Personal Representative of either Settlor’s estate to whom Letters of Authority have been issued.
Creditors of the Settlors are notified that all claims against either Settlor, individually, or against the Trust, will be forever barred unless presented to the Trustee within 4 months after the date of publication of this notice. Following that date the Trust assets will be distributed pursuant to the terms of the Trust.
